I think $250 is already affordable.I usually tile the surrounds as the aesthetic is much nicer, but I would consider 1 piece surrounds in certain rentals as they don't usually leak as there aren't joints.

Whether they are effective or not, they wind up littering our streets and right of ways and often make their way into our streams as trash.They ultimately lower our property values by contributing to poor aesthetics in an area.

Here are some of my thoughts on the advantages/disadvantages of the full size cabinet:Advantages:1) Increased storage for a small kitchen (7'x10.5')2) Uniform cabinet length (more aesthetically appealing)3) Uniform cabinet length allows for the under-cabinet lightingDisadvantages:1) When using sink, your face is right up against cabinetThe condo will be used as a rental sometime next year so I am more so worried about what tenants would appreciate more.

If the rents of $550/unit are market value for the area, then I would say this is a done deal, especially since you are local.At $35K and that rate of return, I wouldn't be miffed about an initial rehab cost to clear up some deferred maintenance and improve the aesthetics and stability of the property.
