Even if the Feds  cut in the feds funds rate (which I don't expect in the next 6 months) it will not necessarily translate into a lower long-term 30 year rates.

In other words - don't just assume that because a place is in Colorado that the popularity of other cities in the same state means that it will translate into EVERY region of the state.  

I often translate Genesis 1:1 as, "In the beginning God created the heavens and real estate."

This is reality and investors should be aware that when some system sounds to be good to be true, it is as a rule.It's easier to translate costs and profits to a %, I may need 30% to break even, 200K -30% = 140K - 5 in closing costs and 30 in rehab cost I need to buy at 105K or less. 

I do not see wifi gadgets adding to increased rents.Bells and whistles do not generally translate to higher rents.
