What kind of deals are you guys interested in and what investing style is working for you?

Style: 2 Family Price: $235,000Taxes: $7,100Estimated monthly rent: $1,200 each apartment. ($2,400 Total)I would owner occupy most likely and my feeling is that I would want to put some work into the kitchen for me to want to live there. 

However, when I sell doing the Lease/Option style I have to worry about the Landlord Tenant issues and Roofs, and AC Units etc.
