I'll admit that I did get caught with costs that I didn't factor in to the initial budget, but for a novice, I think I gained a lot of knowledge that I plan to put into play for the next house.

It seems, in my novice opinion, that most sellers typically are not open to owner financing.

@Jay HinrichsAgreed in the last downturn even the good operators got burned.I feel like they got burned because of novice/in experienced investors were given the opportunity to leverage much more than they should have as the people giving them the loans were typically selling them and making money off the transaction fees.

If you were to give a novice to this area what do you say the pros and cons are currently in the 2017/2018 market.I ask because I ask considering purchasing a rental property here.

That seems like a fantastic return, especially for novice investors, and I just don't have the confidence yet that that's reasonable.
