What I've been doing recently in my investing is to take a closer look at historical homes that have had basic improvements in electric and hvac and other necessary updates without compromising the style of the time period.

That lender needs to begin with notice of foreclosure under the non-judicial process, then begin negotiations, the lien holder has already been notified, they may read your letter, an "Offer in Compromise" at the same time or soon thereafter.

Or perhaps some compromise of leverage and cash.  

Dont compromise your neighborhood, for a few dollars of theoretical gross rents

As a last resort, you can compromise...tell them you will split the replacement costs...or even tell your agent to reduce their commission to cover the costs ;) 

If you try to combine both of those, you end up compromising on both sets of choices.

We have the option to create lots roughly 75x300ft or 150x150ft with no real compromise on size.
