I have one personal CC which is paid off every month. 

but luckily the investor is only planning on 1 story, but the CC will still be a factor.

There are 4-plexs available for around 120K, but I'd be in a C/C- area, whereas there are duplexes in the B area for around 80-100K.

My way of doing it is C-C return = (NOI-DebtService)/Down = CFBT/Down.Whether the loan is interest-only doesn't affect your CFBT (besides making it larger than if you have an amortizing loan). 

We’ll definitely do some more due diligence on STR and look into private lender/Home Depot cc.

In this type of area, you can't just say "Pleasant Ridge is a B, Kennedy Heights is a B-/C+, and Golf Manor is a C/C-".  

Hello BP,I have a VA that is doing CC, DM, SMS and I am getting several sellers that do not want to discuss anything over the phone they only want to discuss only through text, this question is for the experienced wholesalers, is this a red flag that this seller is not Motivated or Motivated?

@Thomas Beard Sorry you are dealing with the same thing, at this point I'm just contesting the charges with my cc company

I would not advise her to get a CC.
