It's what basically allowed us to create an assembly line of creating & converting out bound leads on auto-pilot.I mainly use it have leads go directly into Google sheets, then my VA goes into the shared folders to look up property owner's info.

Right now we are actually assembling our team we have an agent and in the next few months my wife will be going to get her license as well.

We typically assemble with a bead of silicone between the mating flanges, but do not caulk the front roll of the seams.  

If you're not living locally, you definitely need a property management company, and they should be able to help you assemble a team of handymen, cleaners, etc. 

Where I find myself indecisive is whether to look into a turnkey company or to try to assemble the core four and take the plunge.

I keep hot water heater burner assembly kits in my truck in case I get the "my hot water heater isn't working" call.

I would be curious if anyone has assembled a portfolio of these (>10) and what the long term return and exit strategy you are pursuing.

But there are certain points in the real estate cycle where you want to assemble a portfolio. 

Just as it is critical to make sure a part makes sense within the context of the larger assembly and the assembly makes sense for the application given the constraints, so too is it critical to determine whether or not a deal makes sense, or even if real estate investing makes sense for our goals (it does for likely all of us here). 

My second question would be have you started to assemble your team (mentor, banking, Property Manager, attorney, CPA, handyman, appraiser..)?
