What I've always done is simply have the parent sign a co-signer addendum, saying they'll be responsible, yada yada yada.

I work 1099 for payment but am trying to secure a loan. i have only been doing this for a year and lenders tell me i need 2 years of proof. im trying to find a co sign but not sure if i am able because they will also be looking for a home in the next year or 2. i am wondering how long of payment history i would need on the home before i would be able to refinance on my own.

My question is: Does it make sense to have a co-signer just on paper to boost the loan amount, and then offer him/her a small percentage of the rental income for the signature?

@Katelyn Whitfield1) establish credit - ideally 3 or more accounts ( you dont need to run up high balances ..just use and pay them off ) ...having no credit can be as challneging as having poor credit 2) make sure the income you earn is documented and reported ( saying this as I am assuming a lot of waitresses might not report all income earned ) 3) try to locate a friend / realtive that has strong income and credit that might want to be a co borrower 4) get pre approved

Buyer and seller agree that if Certificate of Occupancy is not secured 14 days prior to the closing date, the Buyer has the option to either void the contract and receive the deposit back or extend the contract.This language is vague and arguably allows the buyer, as of July 15, to unilaterally extend the settlement date until a CO is secured.
