They can’t spend $5,000 per month on marketing, pay $1500 for a professional web presence, pay $600 monthly for SEO; or afford to pay VAs to screen responses.  

While I would gladly accept an AirBnb booking, my property is less a vacation rental, and more a utility for traveling professionals/displaced families.

Both are huge magnets for professionals to rent.With a condo/TH you'll have to factor in HOA fees, but there are some nice options that would generate higher rents.I have a California-based BiggerPockets client who purchased 8 homes in one year in the Southwest Valley.

However the highly professionally themed properties were still profitable.
