Yet the one that was $61,xxx the bank only bid to $50,xxx at the trustee sale even though BOA wouldn't negotiate at all off the $96,xxx number they gave as payoff before so I always feel it's just a gamble as to if you can make a deal with owner or not.

It also sounds more like gambling than it does investing. 

But I am willing to do this if this opens up an opportunity for me to have a eureka moment and ignite in me inspiration for REI.  

In my opinion, it is a gamble to buy non-warrantable condos and hoping they will some day double in value when they become warrantable.

But if I were a gambling man i would lay my money on that end, as opposed to the other end.

@Matt Hangsleben you need to build your cash position because if we have a slow down and you are paying a mortgage shortfall due to falling rents you are gambling with your families future.

Account Closed, your forgot the folks with substance abuse problems and gambling addictions, and of course those who are really terrible landlords. 

I'm not ready to gamble on those types of properties yet but I definitely would if I had more money to invest in buy-and-hold types of assets.
