How I Find & Buy Properties “Off Market” – It’s Made Me Rich

I’m sure others have posted on this but I couldn’t find anything.

Why would someone sell their property to me instead of using the MLS. And why do I make so much money helping them out? I've bought every kind and it usually just takes one item below.

  1. They don’t want to do repairs
  2. They’re in a hurry
  3. They don’t want to do agent “opens”
  4. They don’t want random people going through their drawers and medicine cabinet
  5. They don't want to pay an agent $25,000 to list a $400,000 house on the MLS
  6. They are not in a hurry, but will take a good offer if they don’t have to hassle with people
  7. They have a lot of pets and the place stinks
  8. They’re in probate and don’t have a clue what to do
  9. They are in foreclosure and don’t have a clue what to do
  10. The house used to be a rental but they got tired of being a landlord and don’t want to deal with it
  11. They were moved into a retirement facility and the children don’t want to fix up the house to sell it
  12. It’s an inheritance with a mortgage and the heirs prefer to have money instead of making the mortgage payment.
  13. The property has a history of drugs or other nasty stuff
  14. They got a job transfer and need to sell fast
  15. They got married and are moving into the new spouse’s house
  16. It’s a vacation home they want out of quickly
