I would highly recommend joining a Real Estate Investment (REI) like RIREIG here in RI or The Black Diamond group in Worcester, MA.  

Do your homework and get to know the neighborhood the house is in, but I think you may have found a diamond in the rough especially for that price.Good luck.

Not sure which ones you found but you should look into the Black Diamond meeting in Waltham that Ann hosts, if you are considering Medford then the Boston Area REIA in Medford is a good choice as well.  

Be specific in your requirements and have a phone interview, Just have to find the diamond in the rough but they are out there.
