So to do that you either go and walk around handing those to people (not very effective, not very targeted) or you can buy a good proven list to mail those postcards to so it's more targeted.

So that you have leverage for the contractor to complete their obligations after the final walk through.

I liked the company is used because they come out 1st and do a walk through.

If i have to walk out the front door to get to my backyard, its a deal breaker. 

If 60 day is required in your state then be double sure and give 60 day. even if your on a month to month lease.Ask them to do a walk thru on your apartment prior to vacating, set an appointment not less than 2 weeks from moving out, so they can let you know what they are requiring you to do for your security deposit to be returned.

You need to walk the property, get a good sense of the neighborhood.

Found a wonderful 12 unit brick comprised of 3 buildings within walking distance of UNCG.  

Thanks for the advice @Abel Curiel  I have already contacted a few general contractors in the area and am going to have them walk through the properties that I am considering and give me bids.
