Securing a rental property is an exciting venture, but gathering the down payment can feel like a mountain to climb.

I just sent a message to my property management company now asking if it's customary for them to list the rental on MLS.Also, regarding the rental price; Not only have I completed the lanai mesh, installed blinds and added a whole-house water conditioning system, but I'm also including the Internet connection and the security system in the advertised asking price which I believe should be worth it. 

Our living expense needs are pretty well handled by Social Security and pensions, so there is no crisis at hand.First unit is a $410k listing with no mortgage.

We have come close to filing eviction many times.We do have a clause in our rental agreement that helps protect us from short timers, if it is legal in your state:After additional deductions for cleaning and repairs necessary to restore the premises to its original condition (less allowance for reasonable wear and tear), along with deductions for any rent due (including rent loss during periods of restoration), late fee, caused inspection/eviction, utility, notice, legal and any breach of contract costs, the balance of the security fee shall be refunded pro rata as follows: 10% of the remaining balance for up to one month of occupancy; 20% for two months, 30% for 3 months, 40% for 4 months, 50% for 5 months, …and so forth until 100% for 10 months or more of occupancy; 

The high visibility of listings on these platforms often leads to intense competition, making it challenging to secure deals that align with your investment criteria.I highly recommend identifying a target market and cultivating relationships with local wholesalers operating in that area.

How much is security a concern or liability for you?

I have a buddy that is in mortgage but unfortunately we are not able to secure deals with his company because most buyers have better financing or cash options and this is taking me out of the game.

Where most focus on passive income is getting started as you mention with a percentage of your portfolio but really the main goal most look for is to have income when they retire outside of social security that can continue to allow them to retire.For most this is not at 30, 40 or 50 but much later in life.
