I've been looking into listing of multi-family properties on the market, I'm confused, Some properties that show pictures/description saying that they have been divided and are selling as multi-unit properties are listed under "House type" as "single family" properties on zillow or trulia etc, but then there are multi-family properties that are listed under "Multi-family" properties?

LOL which is not a sub prime borrower but funds were going to sub prime neighborhoods.The banks know were the foreclosure clusters are.. a friend of mine works for company that  that is all they do is analyze risk by demographic and geographic areas they can tell a bank up front basically what they will deal with with defaults and how much to put aside.There were PLENTY of high wage earners 700 plus ficos in CA that got wiped out.. and they also borrowered as Chris pointed out ( crappy loans) because of the RE craze.. it was all over the place.

Also, if you're going to be holding this property and renting it, replacing the wiring might be a cost you don't really want to cough up, but from your description sounds like it would result in a much safer property, and far fewer tenant complaints/problems.
