Include a business card they can throw in a drawer or stick to the fridge.

This coverage does not extend to the tenants belongings.Many times this coverage would be used to cover a stove, fridge, washer and dryer if you are providing that with your rental.

You will get better quality, lower prices and maybe free delivery.Check craigslist and maybe you will get lucky for a big ticket item you wouldn't otherwise get like  Subzero fridge or custom tub. 

One water heater, there goes that year, one fridge, there goes that year, one ac unit, there goes 4-5 years, etc etc. 

I'm also wondering if a makeshift kitchen with only a sink/fridge count as "cooking facilities" since there is no stove/range.

I don't think you can fairly call replacing a 29-year-old fridge, "pre-mature."

I capitalized on the architecture of the building and rather than gutting the place, refreshed the original cabinets, installed period-appropriate lighting fixtures, got a new stainless fridge but found a vintage Frigidaire wide-coil stainless steel cooktop and installed a new stainless 18" dishwasher (where there previously was no dishwasher at all).  

I don't have a theme but like to keep all male or female add a couple of things in the lease to try to limit drama and label all shared spaces like fridge/pantry.
