It may be a C-/D+ building but it’s treated me very well so far and I plan to continue acquiring more of them until I have enough equity to buy a large house here that I can break up into 3-4 rental units.

Hello all,I have found a deal that I need a hard money loan for since I cannot put 20 percent down on the property, it’s 4 units all on conjoining properties, it will be around 430k to get the deal to work.However, if I acquire the deal, I currently have bad creditWill it be possible to refinance out of the HML if I show good cash flow and signficant equity, even with bad credit?

Paying $350k for a property worth $350k is certainly not a deal that I'd be looking at acquiring.

We negotiated this into an owner financing acquisition so no bank financing was involved in acquiring it.Now, we did have to do some work to it.

My group is looking to invest in OH, but want to be sure to learn more about the market prior to acquiring something.

@Alexander Ransom - In the past, we have also treated each new situation and case as an opportunity to learn, meaning we did our research ahead of time (like you), and when a troublesome situation arises, we try to handle it ourselves based on the knowledge we've acquired, instead of hiring out every possible person that could get involved (property managers, attorneys, consultants, etc....).

Since then, we have acquired 3 more homes and two apartment complexes, all within the general area!
