That said, once it is accepted a modular is not a mobile, if there are mobiles in the same neighborhood getting similar rent as modulars or site-builts, the "rent" value is not really an argument - you just need to to a market analysis on the rent in the immediate area (neighborhood).

My wife and I have "bought, fixed held for 2 years and sold" 2 properties and we recently renovated our third, the third was a townhome that we bought for 200K, put 10% down, spent close to 35k to remodel it head to toe (probably spent too much but we took on more of the projects ourselves this time).

If it's big enough to to qualify for agency debt you could try and get a loan that has 1-3 years interest only at the beginning which will increase your cashflow in the next couple of years.

I have an emergency savings for 1 of my properties that will cover at least 3 months of vacancy and about 3k for unexpected repairs. it seems easier to to have a savings set up instead of allocating a % from the rental income each month. is this a no No?
