Cash out refi or no?

hello everyone. I am looking for some advice on my current situation. I have 2 properties with decent amount of equity. I recently did a cash out refi on one property to help with purchasing a investment property to fix and flip. I know it may take time to find a property that makes sense to rehab so my question is what to do in the meantime. I don't want to miss out on an opportunity to create long term wealth. should i consider doing a cash out refi on my other property to help purchase a multi family unit?

Or, a commercial Line of Credit against it? (Like a credit card, you only pay interest on the amount used, not what you CAN use!) Welcome to BP. Congrats on your progress so far. All the best...
