A lot of times, they feel like they're going to have to leave, or you're going to drastically raise the rent, but this is not usually the case, especially if they have a long term lease.I would try and get on the phone with the tenant and explain to them what you're trying to do and they have no reason to worry about anything and you have good intentions and you can gauge how they react.

And recently seen backyard furniture damaged/destroyed.My tenant's lease is up this August which is coming up soon and I'd like to send her notification that her lease will not be renewed but before I do that I want to make sure that I can do it myself or if I should just hire a lawyer to help me with this because I don't want this to get ugly and end up in court since I'm not sure how she will react.
