If you are househacking as a family - come up with a list of things you need in a home to be comfortable (bedrooms, yard size, floor plan, garage, pool ect), as well as a list of things that will make you uncomfortable (sharing a wall, lack of privacy, interacting with tenants, handling repairs ect.)

People love they have space and privacy, while still having easy access to the major metropolitan areas when needed. 

Hot tubs, pools, privacy fences, lawns, things like that become liabilities and added maintenance expenses.

The gf isn't the biggest fan of having roomates (she's a team player but claims she can't do this for too long, OK) and we have begun tossing around the idea of moving to a different part of the city to another property with the intent to rent out a basement or ADU with more privacy for the two of us.

I am also looking to buy a bigger 5 or 6 bed sfh somewhere farther out from Leesburg for a good price and more privacy and a little peace. 

All of the money flows through the company, but the mortgaged properties are in my personal name.I did it for liability protection, privacy, and public perception.

Unfortunately I am unable to provide a washer/dryer because it will be a “shared home”, but guests would have access to the entire main living floor with privacy.

That said, there is a good tenant screening guide already published here on BP which will not burden you with reading about Canadian privacy practices/requirements that are not applicable to you.
