If the legal description in the security instrument (mortgage/dot) and title policy are correct that will be most of what matters.

It's almost the same thing as allocating your 401k in stocks when your young and shifting to debt instruments as you get older. 

There are existing commercial loans that a lender may allow someone to sign the note and security instruments along with the existing borrower, but assumable means trading places with basically and that does not happen.The type of property is irrelevant to the type of strategy used.
