New Investor in the Hudson Valley

Hi guys - new investors here. My wife and I are looking to invest in single family homes in Dutchess County, NY, ideally something we can add value to by putting in sweat equity, so a property is rough shape is fine. I plan on doing a lot of the work myself, my wife is a designer and will handle the finishes. We have cash on hand and financing lined up if necessary - now what's left is finding the right first project!

Our focus is on the area of Beacon, Fishkill, Wappingers Falls, maybe Poughkeepsie or Cold Spring - trying to stay out of the high taxes of Westchester County while still being close to the city. At the moment we are looking for single family fix and flip projects, though down the line we would like to build a rental portfolio.

We are hoping to find investor friendly real estate agents as well as an attorney and a CPA familiar with the area.

Any help would be greatly appreciated, I cannot stress enough how instrumental BP has been in even getting this far!
