Escondido and City Heights were 2 areas in San Diego that made sense from a cash flow standpoint back in 2009 and 2010 when there was blood in the streets.

I believe in using debt to buy real estate, but it comes with inherent risk already and people's natural propensity to spend more or more spend more easily when they are spending something other than the money they earned through blood sweat toil and tears only increases that risk.  

Since this was more of a convenience idea and there was no bad blood, we decided to just maintain the status quo until we want to sell the property completely so we can both use 1031. 

Make a one-time donation to a military approved charity, donate blood, etc.

People at the neighborhood association didn't mind many people living at an address (which would also increase street traffic) if they were all related by blood or marriage.The test I use is I want to be notified in advance of this stuff so I can decide to live elsewhere if I don't like what's in the neighborhood.

I know of one person who I met last year, who had a tenant with elevated blood lead levels.
