Have your funding aligned and be ready and open to accept that many unknowns will pop up and you'll have to adapt, solve the problem and move on.   

Lots of things change on the fly and you need to be willing to adapt, overcome, and circumvent when the script gets flipped on you.  

Maybe squatters will adapt and file for a fake license in the owners name next.

Especially when using a 1031 to reinvest equity or adapting to market changes.• Located in an area where you can make money and risks are low.

After that I just plan to adapt to the markets I target in regards to investing strategies, and get the ball rolling on proper cash flow.Glad to be a part of this community now!

In real estate you must be constantly adapting to the change with the market. 

I am new, my advice should be taken lightly.However, I can say that it really depends on your learning style and how you can adapt.
