IT IS AN EXTRA CHARGE. 

Has 5 to 10 acres extra.  

I think many folks getting established simply may not have the cash.

@Eryn Garcia  for 8  to 9 rooms might be worth it for the extras especially excercise equipment but I don't know about a hot tub. 

In Charlotte I typically use Hejirika Law, and the folks over at Doyle and Wallace are great as well.

Part of me wonders if had 2 full baths I would book more 3 or 4 guest stays, and could then maybe add an extra guest fee for 3/4 guest bookings?

Most folks feel comfortable with any hold over a year. 

As such, third parties (lenders, brokers, tenants etc.) should sign contracts with the Management Company and not the Investment Entity to add an extra layer of protection for the Investment Entity against any lawsuits arising from those contracts.

Just eliminating some perks for the folks that don't play ball.
