I'm looking for minimal hoops to jump through.Also thinking of tenants who may not want to pay electronically.

1) Inability to push payments electronically (had to write a check to refund security deposit);2) Inability to accept ACH directly;3) No interest being paid.I like it because it is free and it is convenient because I have credit cards with them.

I do use electronic locks and have never had a problem with them:https://www.build.com/schlage-...The version I buy can set multiple codes, so you can set one for a contractor and then erase it without erasing your code or the Tenant's.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

There are many ways to manage properties electronically these days that provide for a seamless and secure experience. 

What app or electronic collection methods have you found efficient?

Volunteering to fill out a contract so we can use electronic signatures is also not brokerage in my opinion but I’m not a lawyer.

@Stephanie Wilson you're talking about electronic access control and video monitoring...these are specialty items and if done correctly, will be expensive....especially of there is a need to add electrical circuits or run cabling for cameras. 

My sign guy has two midsize electronic signs $800 per month on the major city street and $500 per month on a busy street.
