The Austin residential real estate market is shrugging off the global pandemic and historic rise in unemployment like Jay-Z brushed off his shoulders in 2003.  

I can't bear to do X,Y,Z" will die a quick death with you during your career as a landlord or you'll go broke, sorry.

Please keep in mind I have no idea what the process of buying, renting, and selling real estate actually looks like: documents, procedures, laws, contracts, phase A all the way through Z for any given area of real estate.I grew in San Diego and would love to start out here before moving into markets in other areas of the country.I've been istening to the BP podcast a few times a week for at least the past 3 months.

You could then tie a decision tree in to basically say something like .... if X happens at Y % then Z should follow.  

"Apocalypse" correlated to Trump capturing the republican nomination after the Indiana primary win, "Zombies" peaked in 2013 with the popularity of The Walking Dead and Paramount's promotion of World War Z, and "Secession" peaked in 2012 after a number of counties in states that voted primarily democrat wanted to form their own state or leave their current state and join a neighboring state (see Colorado).

Imagine, you're meeting with a sheetrock contractor on site and he says it's gonna cost x for the job, and you whistle and exhale and sigh and then say...well that seems like you'll be charging me y per installed board and I know the /board installation rate is closer to z and I have estimated abc number of boards... well it adds a level of professionalism and confidence that can sometimes make the difference between success and failure. 

I don't get price per window or per sheet of drywall, just a price for X amount of windows installed or drywall and finish of X, Y and Z rooms, etc.

When the owner shows me them, and I show them x,y, z, and they say they've poured money into the property...there  should be evidence of this, and there almost never is.Consider not only cap ex, but the amount of time you will pour into getting this building up to decent condition.

Glad to hear more votes for my not being crazy...If it helps at all- they mentioned that they would lay the flooring right over the existing flooring (so no tearing up and disposing of the old stuff)z.
