Now I gotta look it up :)Cody  just google Morris invest Fruad  or Clayton Morris invest fraud.. there are articles in the Indiana news paper and the New York times . for the short version.he is a marketer who used his fox and friends news anchor position to pull in newbie investors into buying rentals in the Hood of Indy and Jacksonville FLA... problem was a few issues.1. houses were beyond repair2. investor paid for rehab none was done.3. they put fake tenants in the houses paid rent  and like you many never went to see their homes and were thinking they had a stabilized home with a renter when in fact they had a vacant shell.4. induced people to put up 100% of the money to pay for new construction and no house was ever built just a weed filled lot.having been around TK since 2001 2002 funding many of them ( funded their acquisitions and rehabs as a HML ) I have seen this play before but it was usually nipped in the bud.. this guy had such a following that he literally sold 500 of these a year for a few years.

Go to your local newspaper company and ask if they'd give you a small ad space for a free story, might work.As far as the time needed.

I haven't had any issues because I aggressively market on craigslist, zillow, trulia, MLS, the newspaper, yard signs and I've built a relationship with our local HUD/Section 8.

Painted all other woodwork in bright white, painted all the interior and exterior of the house and put in a new stockade fence and removed all the over grown shrubs that were the retaining wall.Both bathrooms put in real granite counter tops with under mount sinks and SS faucets.Picked up a great deal ( paid $450 for all ) that’s the big stuff.So hears the short House again Located in Oklahoma city , OK1538 sf.Built in 19783 bed 2 bath2 car garageBrickCathedral living and master bedRanch 1 fireplaceShe owed $69,000 I did all the work and had all the tools .Only big tool I bought was an airless paint sprayer ( $400)And rented a “ pogo stick “ to remove tile ( say $100 )Total out of pocket was $9,500 Sold in 9 days FSBO ( craigs list , spent $90 on newspaper add no one came, put signs all over some big and small, only 3 ever looked and the last 2 got into a bidding war , this house Is located in the middle of a one square mile area full of neighborhoods and at the end of a street.By the Numbers House is 1538sfOwed on house $69.000 ( $44.86 psft.)Spent on rehab $9,500 ($6.18 psft.)Sold in 9 days $122.500 ( $79.65 psft.)On the last 10 sales in area 1-18-08 thru 9-1-08Highest psft. $80.59Lowest psft. $52.21Average $72.82 ( 10 sales )What we ended up with was $114.00 ( $74.12)After paying taxes , taking off $1000 for not finishing the retaining wall ,paying closing etc. we also had to pay mortgage and utilities over that 3 mo.

great job that's more than most doso you got it under contract-FSBO, Craigslist, newspaper, Facebook, any and all media you can use to get it soldevery real estate agency near youtime is of the essence or youll be in hot waterif your not working on getting it sold right now then you may need to let this one go and set your self up a exit strategy before you get another onejust sayingreat job on getting out there and getting a contract!!

I call this the "SWEAT OPTION".The sweat option works well if you have the ability to do the repairs yourself.Your key's in making a deal like this are:You need to know the basics of real estate investingYou need the forms to make this happenYou need to know the market areaYou need to know the laws in your stateYou need to know how to determine the value of the subject propertyYou need to know how to do a title searchMost importantly you need to know how to find sellers that are motivated enough to work with you on this strategy of investing.I recommend that you farm out your market area looking for properties that are what we call in the industry FSBO's (For Sale by Owner).Go to your local library and start your research by looking at old newspapers starting with newspapers that are 90 days old and work your way through the FSBO's section making a list of possible deals.
