Guidance with wholesale deal out-of-state....

To make a long story short, I have a seller that's interested in selling his mothers property. We have been talking for several weeks and I was finally able to get my contractor out there to take a look at it. I haven't go the estimate yet but I'm going to use this in order to wholesale it to someone else.

My question is, how do I go about wholesaling this deal? Do I get it under contract and then look for a buyer? Also, how many days should I give until we close on the property?
