Hi All, My husband and I bought a home in Surfside, Texas last year which is a popular tourist town and Air B&B hot spot.

I grew up in Niceville, 5 minutes from Destin, and remember well the havoc that a hurricanes caused the tourist economy once every 5 to 10 years (not to mention the occasional oil spill... actually, a lot of people got pretty big payouts from BP by essentially submitting a crayon drawing on a paper plate-- a lady I know was paid about 25K for "lost business wages."

So obviously it's a small community, but kind of a vacation town with pretty steady population that mostly supports tourist business.

If not, seems that the rental world is confined to catering to tourists unless something substantial changes. 

What kind of returns can an LP get on a well-run hotel of say 50 rooms, in a hot tourist market? 

Vermont is a high destination wedding location, with leaf peepers, foodies, and beer tourists, seeking out vermonts unique offerings.

How did 5 GaREIA members buy a $1.1M mobile home park down near Gulf Shores AL (a nice beach / tourist town)???

From the perspective of property management, doing renovations in order to prepare a property for tourist rentals, and requesting tourist licenses. 

Just because someone is currently getting away with something that is illegal is no reason why you should consider it.I live in the Greenville area and would prfer to buy in tourist areas.

My guess would be that it would be quite a challenging market, especially in the outer provinces, but Bohol would seem to have some potential, depending on location, for the tourist market.
