Actually, if you learn to do them correctly, LO and mainly sandwich LO can be great ways to do REI.

She threatened to sue for all of the costs they'd charged her that were completely unreasonable maintenance costs and lo and behold, they decided to waive the termination fee.But, people should know that most PM contracts will charge them to find bad tenants, deal with bad tenants on a regular basis, deal with maintenance issues that are hugely overblown, then deal with terminating bad tenants, and then to find another bad tenant, and even to fire them.  

But, one Saturday he rips open some garbage and lo and behold it's full of rabbit poo and the sawdust stuff that people put in the bunny cages. 

Just be very careful setting up the L/O contracts.

I too am a new member who is looking to make their first deal and, lo and behold, I too am from the Philadelphia suburbs - King of Prussia.

I posted this in another forum (wasn't sure of the right place to put it)I and my brother are looking into investing in Ocean City, MD using Sub2 and L/O deals.

All I'm suggesting is that you 'buy' your house hack with a Lease Option (LO) instead of a bank mortgage.
