Rather, I evaluate the credit and civil judgments for threats to the income, overall payment patterns, total amount counted as delinquent/collections. 

For every tenant, including SEC 8, I am looking for any threats to income.  

Possibly set you up with a lender, inspectors, other fiduciary type agent duties.My guess is that this is a pointless threat by the agent in your past.  

If a company has valuable business inventory that is exposed to frequent hazards (e.g. a coastal town with hurricane threats) and needs to have a site to which they can evacuate their inventory, that's what I meant as an opportunity.
