I recommend screening every adult before allowing them to move in, then you add them to the lease so they are responsible for the terms.Rents in San Diego have probably increased 25% or more over the last three years, which means you are way behind market.

Plenty of in person live training which is how adults learn best.   

One of them has been in her job for 10 days, and the other (a mom and her adult son) both have cleared up and resolved bankruptcies.

Can try Adult Protective Services in your area. 

@Michael Dumler, The 3 grandchildren are adults, 2 live on their own and the special needs grandchild still lives at home.

Might be easier to build an adult book store :)
