Possible Rent Increase

Hi everyone! I have a tenant for 3 years. No kids. No pets. She has really been great! She pays on time and has kept the unit clean. She recently got into a serious relationship and is now considering moving her boyfriend in. My questions is...Should I create a new lease adding her boyfriend on it? Also, should I increase the rent and if so, what is a reasonable amount?
