I would say you'd want to do MTM leases if you were unsure of the type of tenant you're renting to, to allow yourself an easy way to terminate the lease quickly if necessary....or if you were planning on rehabbing their unit at some point and needed them out.

I'm ready to buy my first buy and hold.I have a few books on my table and recently got the new great deals by Anson Young. heres the problem i had family members come over and see these books and ask what they are about and as soon as they heard what i want to to do i got the same answer. you cant do that why would you want to do that and you cant do that in this area this state is not good for flipping> even when i had all the answers by the time they left i was so mad.
