As the title says, I'm a stay at home dad in WA looking to invest in Olympia/Tacoma. 

If I expect them to cut the lawn, do I have to provide them with a lawn mover?

Hey Sean,I was trying a similar experience house hacking in tacoma and come to find out that most applicable regulations are from the city and not the county/ state.

I have read almost every article on BP and feel like I’m starting to get it.Over and over I have read that I should seek a mentor or join a local group to network.I looked into several in the Tacoma and Seattle area.Is it common to have to join and pay a membership fee for these meetings?

These are the same class properties that I run up here in Tacoma and I am relocating to Memphis for this so I am confident I can navigate it.

I went to school in Tacoma and ever since I haven't been able to put aside the idea of renting to students there, and hiring a student to manage the properties.

I'm also curious about your callout on Tacoma.
