If debt was included in the NOI, cap rates would be different for everyone (except cash buyers) depending on terms and DP.NOI doesn't include debt service or cap ex so we have a universal base to compare other properties to.

It makes no sense for you to be reading how to manage real estate right now unless you have the capital to buy some.If I were in your shoes, I'd be working on figuring out how I can get a high paying job out of university that will help fund your own investment company or getting a job in the RE industry so you can build a network.

One broker I know there will not even take properties in certain areas for STNL listings because he cannot sell them.Florida is a more warm belt state where retirees are migrating to along with GA, TX,AZ, etc.
