It would seem to me that if you knew you were coming back to the original FHA financed house, then it would still be your primary residence, even if rented out temporarily, because you know you are coming back and are not trying to get another mortgage.

We have been doing research on a 1031 exchange, which seems like a great option to defer taxes temporarily, but from what we understand, eventually that may need to come to an end when we eventually sell the property, and pay taxes on the capital gains.

I also have to remit use tax on items I buy for the properties to have shipped to my home, and temporarily store in Denver (this usually happens on internet orders for items used/consumed in Fort Morgan - Denver doesn't have a temporary storage exemption).With relation to creating a holding company - again, talk to a CPA and Attorney to get the best answer for you....and whether or not it will matter.

Of course returns can be calculated in any number of ways.I can get a rate of return from investments higher than any debt I incur, so I always invest and make minimum payments, other than paying down a line of credit temporarily until enough cash is available for another investment.
