I would encourage you to listen to the podcast and read the blogs and ask questions in the forum to see what direction you wish to go in. 

REI is a team sport, I encourage you to focus on your strengths. 

I think we as investors need to encourage each other as many people outside of investment real estate cannot relate.  8 months.....your a patient man.  

My only challenge is that I am encouraging this behavior.

For now it's time to focus on my first property.Thank you everyone for this valuable advise and for encouraging me to think about how a website would be used specifically. 

The caseworkers there that handle the Section 8 tenants are really good and you can talk to them about a reasonable plan to encourage the current Section 8 tenant to find another place if they won't pay the higher rent you'd like to get. 

You are owned by your tenants because you are unqualified to deal with tenant issues.These people are professionals and anything you do to attempt to appease them or encourage them to leave will not be successful and will only be used by them to draw out their stay in your property.
