You're using other people's money (tenants) to pay the mortgage.Once you've moved in and rented the other units out and gotten a taste of what it's like to be a landlord, then start looking for another.

It would be nice if they could at least set up an open house once a week that anyone could attend before they have to fill out anything. 2) Advertisement of the rentals is usually not as aggressive as it could be and their screening criteria is sometimes too high for my personal taste because I would rather have someone in a property who will probably pay rent than no one at all especially in areas where demand is not as high. 3) Hiring of contractors to do repairs.

It had very nice finishes, granite counter tops, garden level windows let in lots of natural light, new paint and carpet, modern sliding doors, tasteful bathroom (granite, rock floor in shower, high quality tile in shower, fancy sink), and huge, 1400 sf 2-br 1-ba.

Thats also typically only 65% of purchase price.You flipped out of yours faster than I usually do (my average seems to be 100 days) I just can't handle the points.If i ever lose the taste for flipping i'm sure it will be for the purpose of lending hard money.
