Looking for advice on aquiring private money. We have a solid consturction background and on our most recent deal purchased a property for $25k, spent $28k on rehab (40 days to complete), and have a deal in place for $79k cash. We bought this property cash but want to do multiple deals at a time and are looking for what fair terms are on private money. Our goal is 100% funding for aquisition and rehab.

I do it over and over every day...for years. Tell someone everyday what you need. Offer 8% to 10%...that's good for these days. Over 1,000 houses flipped...never put my own money in. Also, these loans are "Non-Recourse."
