It looks like Atlanta investment scene is much closer to the 1% rule than most other big cities.

It looks like the Tampa area REI scene is alive and well.  

This all happens behind the scenes and with no involvement on my part.  

It is a business of evictions, of lawsuits and court scenes and injustices.

However the seller is paying out the same percentage regardless if you use an agent or not, so they are unlikely to lower the price by the amount of the commission.Also there is a lot that an agent does behind the scenes that their clients never see.  

I'd assume the VA probably wouldn't look favorably on using an LLC, either, since they try to steer clear of the investing scene and are a benefit for individuals...but I don't know for sure about that.

Preferebly the north endhows the flipping scene?

Welcome @Jamal Massengale, I'm in the same boat.Though I'm not quite active in the scene yet, I can imagine the high cost of houses shouldn't be an issue.
