Good morning everyone,I am looking for a new fridge for my resident.I don't want to spend over $1300, but I my budget is from $600-$1300 and I don't want to buy an expensive fridge too here if the residents damage the fridge it would depreciate in value. 

Closing costs, repairs and vacancies all add up and if you have multiple rentals it seems when something happens in one (eg fridge goes), another thing happens in another (eg washing machine). 

Three biggest layout changes included stacking the washer and dryer to make room for a larger fridge, removing the wall to add more light to the living/dining space, and adding an vented range hood.BathroomAside from the kitchen, the bathroom is also a labor intensive room to renovate.

I would certainly have a fridge and microwave. 3.

We have arguably nine major universities, a couple dozen local community colleges, eleven medical schools, seven law schools, and eleven theology schools that attract tens of thousands of students every year that don't use movers for their mini fridge and futon.

In my market, a fridge/stove/washer/dryer/bedroom set go for $75-$150 each. 

In the average rental, we didn't do anything except make sure they had some bottled water or pops in the fridge, coffee, and other basic staples.

I just print everything on an 8.5" x 11" piece of paper and put it on the fridge with an 8 gauge shotgun shell hull magnet.

One does not have water or ice in the door, so I used to keep one bottled water in the fridge for every listed guest. 

The same goes for LVT (I buy commercial grade which has a thicker wear layer) and I've started tiling kitchens as a tenant will scratch/tear the heck out of a LVT or linoleum floor when they move the fridge or stove (while cleaning).
