The rents range from $750 - $900 ( 2,3 & 4) per month free and clear since we have no mortgage.How I make it work, it to screen the tenants, verify the information, inspections (vary from quarterly to twice a year) and I stay on top of my paperwork and have a pretty good rapport with my tenants.

Or suggest a method to help me find one - and please don't say to look on a review site, which all seem to be scams, or to ask people I know who they use - because most of the people I know either do their own taxes or go to a place like H&R Block.And, as a final note, I am curious - how much does it typically cost to have a CPA do your taxes (either annually or quarterly if you are in the situation of having to file quarterly?)

I've done comparables in which my subject property and the comparable had identical square footage and lot size, both three bed two bath, built within two years of one another and were only a quarter of a mile away.

For example, I imagine I could go as far as creating an entirely separate kitchen and bathroom for the studio unit and its own exterior door, but could I do as little as locking off the living room as separate quarters with the existing living spaces, kitchen and bathrooms as shared areas?
