When they do, they will be adding back depreciation and major one time capital improvements and things of that nature.

Hey @Charles DeRiso, one way to start educating yourself would be to reach out to investors who have a proven track record in the Syndication business, and ask to be added to their distribution list.

If it is a loan, it may be suggested to create a loan document indicating when the balance and interest will be paid along with the interest rate.If it is a partnership contribution, he should be added to the LLC agreement and you both should document what each member's profit/loss percentages are.
