I really don't think rates will sky rocket quickly, so I figure I can lock in another 5 years as rates start to climb up.  

Putting together a board package isn't rocket science but it doesn't make sense to most who are not familiar with them.

And as a separate note make sure you get an appropriate cap on the the interest (that is the payment you will be paying) for the program you choose so that it does not sky rocket.
