Remember its essentially a hostal, so we need to factor in costs of bath soaps, dish washer soaps, internet, cable among other things. 

The only appliance I really care about is the dishwasher.

White vinegar, Dawn , water - mix and mop .

I can imagine once you get a couple of showers, washing machine, and a dishwasher the price will explode.

I'd put in a small dishwasher there if it's big enough.Yes the pink paint should go.

The vinyl is the way to go with rentals, you can allow dogs, kids can eat, paint and make a mess, hvac and dishwashers can leak.

I purchased dented refrigerator, gas range, dish washer and microwave, the whole package for half off.

Normally I got 2 dishwashers in a 3 family, and rent out the 1 BR units without it.As to dishwasher with disposers, I was told a while back by my plumber it's not allowed in NYC, so you may want to check with DEP.
