One comp sale triggered my Spidey senses when it sold at bottom low prices cash offer, only to be resold short time later for $50k+ without ever being listed on MLS or any other web places. 

If you have to cycle thru a few tenants, it's going to be rough.The area is not good where you're looking, but for a decent house and a decent tenant, it's probably worth the gamble.  

I have some reservations about even going to these meetings just based on what I have seen in other articles on the web about this guru, but there may be networking opportunities that I may not get in other places.

I am out of country until summer but will see if I can find the web sites as you mentioned.

@Ben Leybovich , it certainly could be, but that is always the gamble isn't it? 

Its not a family destination and people are not flooding there anymore because of all of the surrounding states allowing gambling.

And plenty of local folks on this fine web site doing so ;) Proud to have been briefly confused for @J Scott  !
