I've been thrilled with everything they have done to this point.

We rented it for those couple months at a premium, and the tenant was thrilled to find any place cheaper than an extended stay hotel.So, I think you're really on to something. 

In fact, I was thrilled.

One of my agents just moved back up there and was so thrilled to find a great cash flowing duplex right away for under $200k.  

Take a long vacation, I "retired" at 45 after working 60+ hours a week for years helping to build an internet company,,I came out of it with enough cash (I thought) to last a lifetime,,however one thing you will find is it cost more to "retire" than to work.My daughter was born the same year I retired and i spent most of the next 10 years enjoying watching her grow up,,,but I knew I needed, mentally, to be back building a business of some kind.You have a great base with the $4,500 and have put yourself in a great position for your age,,but besides money, you will miss the 'thrill' of the "hunt",,Take some time off, figure a new goal (maybe a month long vacation to an exotic place with your family when you hit $7,500 a month in cash flow), and keep it going!!!

Any of them will help you buy in their town, and will be thrilled to be able to help you.You can go to Realtor dot com and put in the name of any town and get a look at many of the property listings.You can look on Craigslist for any large city and see photos and desriptions of what is for sale and the price.All real estate agents in the USA have to be licensed.

Plus my wife was not thrilled with my plan.Good luck and maybe one day we may meet in the neighborhoods of Colorado.
